3. The proposed development shall be amended as follows: a) The first floor level to the side two-storey extension shall be set-back by a minimum of 0.5m from the primary front building line. b) The roof to the side extension shall be fully hipped to match the pitch and eaves level of the existing main roof. The ridgeline to the side roof extension shall be set-down accordingly as a result of (a) above. c) The side dormer shall be amended taking into account (b) above and shall be fully hipped to match the main dwelling. d) The proposed rear dormer shall have a maximum width of 4m and shall be set-back by a minimum of 0.5m from the boundary line with no. 21 Brookwood Crescent. No part of the rear dormer shall project above the ridgeline of the side roof plane. e) The side and rear dormers shall ensure that they are fully disaggregated from each other and shall sit fully within the side and rear roof planes. f) All the rear and side dormer’s elevations; fascia/soffits; rainwater goods, window frames, glazing bars shall be finished in a dark colour so as to blend with the existing roof finish. White uPVC shall not be used. g) The rear dormer shall not accommodate any solar panels whether or not they would be exempted development under the Planning & Development Act 2000(as amended). Prior to the commencement of development, revised plans, sections and elevations taking into account the above shall be submitted to and agreed in writing by the Planning Authority. Reason: In the interests of orderly development and visual amenity of the area.
