3. The following requirements of the Drainage Division of Dublin City Council shall be complied with: (b) The management of surface water as indicated on the drawings submitted are not acceptable. The developer shall submit two revised copies of a detailed site plan to the planning authority for written approval. These plans shall be submitted not later than the submission of the commencement notice for the development. The main points to note in the revised drawings are: The applicant has indicated that the surface water and foul lines for this development exit to a combined sewer network. The foul and surface water sewers are separate in this area. The development is to be drained on a completely separate system with surface water discharging to the public surface water system and the foul water discharging to Irish Waters foul sewer system. If this is not the case then all existing sewers shall be verified on site. The development shall incorporate Sustainable Drainage Systems (SuDS) in the management of surface water so that there is no increase in surface water run-off from the development to the drainage network as per the Dublin City Development Plan 2022-2028. Consideration should be given to replacing ACO drains with an improved nature-based drainage solution. The outfall surface water manhole and the outfall pipe from this development must be constructed in accordance with the Greater Dublin Regional Code of Practice for Drainage Works Version 6.0. The outfall manhole shall be located within the final site boundary of the development. Full details of the surface water management proposals shall be agreed in writing with the planning authority prior to commencement of construction.
