9. The applicant shall submit the following architectural conservation details/revisions for the written approval of the Planning Authority prior to the commencement of development: (i) Revised drawings reducing the length of the proposed extension back to the established line of extensions to the adjacent property (at number 7 Pleasants Street). (ii) Revised drawings reducing the height of the rear single storey extension, retaining the historic window ope at upper floor level in its entirety and reflecting the height of the extension to No. 7 Pleasants Street. (iii) 1:10 details of the junction between the proposed extension are to be submitted, demonstrating the impact on the sill of the window ope. Details on the flashing of the junction between the two elements are also to be provided (iv) Revised drawings demonstrating the retention of a downstand along the line of the removed walls at basement level of the rear return to ensure legibility of the historic plan-form of the structure. (v) A detailed methodology for the proposed structural works and interventions required to support the floor above shall be provided. (vi) The proposed finishes to the rear extension including render and parapet capping are to be submitted to the planning authority for approval in writing prior to commencement of works. (vii) 1:10 details of the current and proposed floor build-ups at basement level including any excavation required to lay new floor, and details on the proposed make-up of the floor ensuring reversibility and breathability. (viii) Revised drawings omitting the insulation to the upper floor of the Protected Structure. (ix) Methodology for installation of insulation to the basement including confirmation on detailing to historic door and window architraves and fireplaces. (x) Full drawing survey including photographic record of the existing party boundary wall with No. 9 Pleasants Street and detailed schedules of any repair and reinstatement works required, to include structural stabilisation. A method statement for any repair works and interface details, including weathering details, associated with construction of the new extension shall be provided, in accordance with best conservation practice. (xi) 1:20 drawings of the proposed window to the upper floor of the rear return and the double doors to the rear bedroom at basement level are to be submitted for approval. The proposed window and double doors are to be revised to high quality timber units. (xii) Evidence of the provenance of the blocked ope beneath the entrance steps based on surviving such windows to the neighbouring houses. If the ope is historic, the proposed window to the ope should be a historically-accurate window based on evidence in the adjacent structures. If the ope is not historic, a high quality timber unit is to be used for this ope to the front elevation of the Protected Structure. 1:20 details of the proposed window are to be submitted for approval. (xiii) 1:20 drawings of the proposed sash windows, describing the proposed windows in detail and demonstrating that they are based on the surviving historic sash window at basement level. 1:5 details of the windows are to be submitted demonstrating that the proposed slim profiled glazing units can be accommodated without increase in dimension of the historically appropriate glazing bar. The new frames should have a traditional putty finish to the exterior. Details of the proposed new glazing should also be submitted. The applicant shall be satisfied that any proposed glass conforms to EU directives. (xiv) 1:20 drawing of the proposed replacement front door is to be submitted for approval with justification for the design of the chosen door provided. this should include details of the proposed fanlight. (xv) 1:20 details of the proposed door opening to the front elevation at basement level are to be submitted for approval. The proposed aluminium door is to be revised and a timber door based on surviving historic doors to neighbouring houses proposed. (xvi) Details of all service routes in advance of commencement of the works, indicating all impacts on the historic fabric and with a preference for the reuse of existing routes. The applicant is to submit details on how services will be provided to the W.C located beneath the entrance steps and that to the rear return. (xvii) 1:20 drawings (plan and section) of the structure demonstrating its impact on the front garden of the Protected Structure including the visibility of the structure from the street and entrance steps. The applicant shall ensure that the visible elements are sympathetic to the setting of the Protected Structure and that they are of a high quality. Full details on the proposed roof finish (e.g. green roof / grassed area / planter bed) are to be provided. The finish of the visible raised elements and elevation facing the protected structure including doors are to be submitted.
