9. The developer shall comply with the following Conservation requirements of the Planning Authority: c) The Applicant shall submit the following details for the written agreement of the Planning Authority in advance of the works commencing: i. Existing rainwater disposal, soil vent and drainage pipes: ensure that all existing pipes indicated on photos No.5, 9, 10 (west and north walls in particular) are accurately indicated on all plan drawings - updated drawings to be submitted ii. New Flat Roof: Roof plan drawing indicating how/where rainwater will be discharged from the new flat roof (above the ground floor servery); include 1:20 section through new rooflights and confirm whether these will be fixed or openable and how new room will be ventilated; demonstrate with 1:5 detail that new flat roof beneath the repaired bay window (1:50 Section BB Drawing 2122-P4) will be accessible for maintenance and there will be sufficient depth for the installation of flashings and counter-flashings; confirm access to the new flat roof for maintenance purposes iii. New cladding to lift shaft: p.14 ‘fibre cement or similar cladding material’ submit definitive details of proposed cladding system including colour that is complementary to the architectural character of the light shaft, avoiding dark colours that would reduce the reflectivity of the surface, include 1:5 junction details, including junction with the bay window iv. Proposed bar area: provide details of proposed boxing out of rainwater/other downpipes and new plumbing/drainage to servery; 1:20 details of new cabinetry to servery - lighting of this space to be discreet, to minimise the visual impact on the library; 1:20, 1:5 details of the joinery/linings to the altered window opening; 1:5 detail through proposed fire-rated floor to new bar area, including threshold detail between existing library floor and new bar area. v. Bay window: 1:20 elevation/section drawings indicating the proposed joinery repairs to the retained bay window
