Description

4. The developer shall comply with the following requirements of the Conservation Officer of Dublin City Council; a) The applicant shall submit the following architectural conservation details/revisions for the written approval of the Planning Authority prior to the commencement of development: i) Additional information to clarify the phased evolution of the existing side additions (annex, wc, boiler room etc) to the house and confirm the building date of boiler and WC structures. ii) Section drawing at 1:50 to show proposed floor slab detail and junctions with historic walls of existing house. iii) Floor plans showing any extant historic timber floor boards. iv) Drawings and method statements for the installation of new timber boards or parquet flooring that note any required works to joists, skirting boards, timber door saddles, timber doors and door architraves. Drawings shall be marked to show if the skirting boards are historic or modern replacement. v) Drawings at 1:20 and a method statement for the installation the rooflights. The applicant shall also clarify if the proposed changes will impact on a lath and plaster ceiling below and any changes that will be required to existing rafters. vi) Confirmation of dimensions of the proposed opening W GF 06 between the ground floor rear room noting that it shall not be widened in excess of 3000mm. vii) Clarification regarding the construction of the partitions in the south east room on the second floor. Localised careful opening-up of the wall plaster to the partitions may be carried out to enable investigations. Further desktop research should be conducted by the design team to establish when the partitions were installed. viii) Drawings to show extent of proposed plasterwork repairs. Method statement for the repairs of plasterwork cornices and flat wall plaster. ix) Revised second floor plan with omitted closure of door between stair hall and north room to east. Eastern partition wall of dressing room to be moved away from side of chimneybreast. x) Floor plans and section drawings detailing proposed plumbing, electrical and mechanical services showing the proposed plant room, all existing runs to be reused, new service runs, any new penetrations, and locations of any external vents. Drawings will clearly indicate any affected historic features such as floor joists, floorboards, skirting boards, flat wall plaster, lath and plaster ceilings and plasterwork cornices. xi) Survey drawing of boundary walls with conservation method statements for cleaning or any repairs.
