2. The development shall be revised as follows: (a) The proposed vehicular entrance shall be combined with the pedestrian entrance and the single entrance way will be a maximum of 2.8m in width. (b) The Applicant is requested to seek specialist advice from an arborist on how best to place this combined entrance to protect the existing mature tree during the proposed works and demonstrate a design that will avoid any damage to the root system or loss of the tree. The applicant shall submit the Arborist’s recommendations to the Planning Authority. (c) Prior to commencement of development the applicant shall submit, for the written approval of the Planning Authority, a revised site plan at 1:200 scale which clearly illustrates the total permeable parking surface area to the rear, the proposed hardsurfaced area and the proposed landscaping for the remainder of the front garden. The parking area should be kept to a minimum and the remainder of the front garden, minus a pedestrian path, should be landscaped with soft landscaping. Development shall not commence until revised plans, drawings and particulars showing these amendments have been submitted to, and agreed in writing by the Planning Authority.
