3. Prior to commencement of development the developer shall submit revised roof plan drawings to the planning authority for agreement showing an amended roof design which shall include the following: (a) A revised roof design to include a hipped roof design in keeping with those of the dwellings on the adjoining sites at Copeland Avenue and Howth Road. (b) The ridge height of the roof shall not exceed that of the level of the adjoining roof height at number 58 Howth Road.
