Description
3. The developer shall comply with the following requirements of the Conservation Officer of Dublin City Council; a) The applicant shall submit the following architectural conservation details/revisions for the written approval of the Planning Authority prior to the commencement of development: i) The proposed new roof lights and a method statement for the installation. The proposed roof lights to the main roof shall be conservation roof lights. The applicant shall clarify if proposed changes will impact on a lath and plaster ceiling below and any changes that will be required to existing rafters. ii) Details of the proposed photovoltaic panels located on the pitch within the inner valley. A method statement and specification for the proposed installation of the new PV array; confirmation of the location of associated equipment such as pipe routes and/or hot water tank; the location of solar batteries; alarm systems etc. The method statement should include accurate details of the location of solar installations, and details of likely impacts of the works to historic fabric. Where roof timbers and/or floor joists need to be strengthened for structural reasons, details of those works should also be submitted. iii) A full scope of works, specification and conservation methodology for the proposed repointing works. The original pointing shall be retained and protected. The applicant shall identify by inspection of the façade for any remnants of original pointing to inform the appropriate re-pointing method for the building based on remnants observed. The new joint shall match the original. The building joint with the adjoining building will require special attention in the re-pointing works. iv) Samples of materials and site exemplars of site workmanship shall be provided for inspection by and written approval of the Conservation Officer in advance of the works commencing. Site exemplars shall include but not be limited to: removal of pointing, raking out, cleaning, patch repairs of both pointing and render, re-facing of stone, piecing-in and repointing etc. v) The applicant shall submit details of five recent examples of specialist brick re-pointing works carried out by the proposed contractor on protected structures of similar architectural significance in Dublin and associated references to ensure that the contractor has the requisite expertise for these works. vi) Revised drawings showing the proposed calcium silicate board omitted from the proposal in its entirety. vii) Revised drawings showing the blocking of the historic door openings at first floor level omitted from the proposal, (by retaining the door in position and locking it shut). The applicant shall submit 1:5 drawing with details of the proposed blocking up of historic openings showing the extant historic doors and linings retained in situ and protected whilst plasterboard linings are placed to one side of the door opening. viii) Revised drawings at ground floor showing the following omissions: • The historic door and historic stained glass window over light to the rear of the stairs at ground level retained in-situ shall be retained in its entirety. • The removal of the fire breast in the kitchen shall be omitted in its entirety. This shall be retained. A detailed methodology for the proposed structural works and interventions required to facilitate the enlargement of openings to the rear elevation shall be submitted. ix) Details of all proposed finishes and materials for the proposed extension and replacement flat roof. Flashing details and 1:10 details for junctions between the new extension and new roof and the historic structure. x) Revised information on the proposed alterations to the windows. In the case of historic windows which retain historic glazing, new slim-line double glazing will not be permitted as they are considered too bulky for historic windows. These shall be retained and protected, draught proofed and repaired. A comprehensive and detailed photographic survey of the windows and external doors, cross referenced against a drawn record, demonstrating the condition of windows and external doors with historic fabric and architectural features identified shall be submitted. The survey should include a detailed description of the existing timber windows and doors and detail any surviving historic glazing. It should include 1:10 drawings and a conservation methodology. Details of the proposed new glazing to the new timber sash window on the south elevation. Any proposed slim-profiled glass replacements shall conform to EU directives and this shall be confirm in writing to the Planning Authority. xi) Revised drawings showing the proposed alterations to the extant gates omitted and a detailed specification and methodology to be submitted for the careful repair only of the existing gates.
