Description
4. The Developer shall comply with the following requirements of the Conservation Officer: a) The applicant shall reconsider the location and layout of the proposed staircase and associated enclosure (Stair 01) within the former engine house, so that this is centred on the adjacent former vehicular opening omitting the ‘dog-leg’ in the associated enclosure wall. The applicant shall submit revised drawings for the written approval of the Planning Department in advance of the works commencing. b) The ceiling height of the proposed cellular offices at ground floor (Office 1, Office 2 and Office 3) shall be 2.6m as detailed within the Conservation Report submitted by the applicant to provide greater legibility of the singular volume of the former engine house. The applicant shall submit revised drawings for the written approval of the Planning Department in advance of the works commencing. c) A conservation expert with proven and appropriate expertise shall be employed to design, manage, monitor and implement the works to the building and to ensure adequate protection of the retained and historic fabric during the works. In this regard, all permitted works shall be designed to cause minimum interference to the protected structure, its facades, structure and/or fabric. d) All works to the historic building to include the Protected Structure shall be carried out in accordance with best conservation practice and the Architectural Heritage Protection Guidelines for Planning Authorities (2011) and Advice Series issued by the Department of the Environment, Heritage and Local Government. e) All existing original features, in the vicinity of the works shall be protected during the course of the works. f) All repair of original fabric shall be scheduled and carried out by appropriately experienced contractor. g) The applicant shall submit a detailed conservation methodology for the repair/replacement of glazed brick. Samples of site exemplars shall be provided for written approval of the Conservation Section in advance of the works commencing. The applicant shall submit details of five recent examples of specialist brick repair/replacement works carried out by the proposed contractor on protected structures/historic buildings of similar architectural significance in Dublin and associated references to ensure that the contractor has the requisite expertise for these works. h) The applicant shall provide a detailed conservation methodology for the cleaning of the external elevation, including the Protected Structure, in line with the Department of Housing, Local Government and Heritage’s Advice Series. A drawing shall be provided outlining the extent of the proposed cleaning and samples of site exemplars shall be provided for written approval of the Conservation Section in advance of the works commencing. The applicant shall submit details of five recent examples of specialist cleaning works carried out by the proposed contractor on protected structures/historic buildings of similar architectural significance in Dublin and associated references to ensure that the contractor has the requisite expertise for these works.
