6. The applicant shall submit the following architectural conservation details/revisions for the written approval of the Planning Authority prior to the commencement of development: a) If the Applicant intends to carry out any repointing works to brickwork or stonework (not noted in the proposed application) both for the Principal House and Mews Building, this will be subject to the submission of marked up drawings indicating all proposed repair and repointing works, method statement and specification, and preparation of sample panels for the agreement of the Conservation Officer. b) Survey drawings of the historic boundary walls indicating where conservation repairs are required/proposed prior to the construction of the new extensions to the principal building and the mews building. c) With regard to 75 Wellington Road: (i) the applicant shall confirm the proposed finishes to the extended ‘apron’ at lower ground floor level in front of the principal house, to include a French drain along the front elevation. (ii) The applicant shall provide a detailed drawing 1:50 of the proposed new staircase between upper ground floor and lower ground floor and 1:10 detail of the handrail and balustrade. (iii) The applicant shall omit the proposed 2 no. ensuite shower rooms serving Bedroom 2 and Bedroom 3 at lower ground floor level and provide a generous shared shower room accessed off the stairhall through the existing opening. (iv) The applicant shall submit a 1:20 drawing & details of proposed new glazed French doors to Bedroom 3 lower ground floor. (v) The applicant shall revise the ope between dining (rear return) and kitchen extension to either a) lower the proposed new ope height to the head height of the existing windows to be removed, or b) to align the height of the new downstand with the downstand on the opposite side/south wall of the new extension, to reduce the adverse impact on the historic fabric, avoid disruption of the existing bearing detail of the upper timber floor structure and create greater legibility between the historic return and new extension. (ref. Section CC Drawing 2466_11.4_223). (vi) The 2no. risers either side of the chimney breast in the rear reception room shall be set back slightly to differentiate them from the historic chimney breast. (vii) A 1:10 section through the new single storey kitchen extension clearly indicating the lightweight floor and wall construction and flashing details coordinated with the adjoining property, demonstrating how the new construction will avoid any adverse impacts on the historic fabric. (viii) The new rear balcony shall be pulled back to align with the south elevation of the rear return/start of new extension and the proposed new extension. (d) With regard to the Mews Building – 75 Heytesbury Lane: (i) The applicants shall provide a detailed 1:10 section indicating the position of the foundations to the historic mews building and any new foundations required for the new building, and include flashing details between the new extension and the historic boundary wall, and how the aforementioned ‘shafts’ will be maintained. (ii) The applicants shall provide a 1:10 revised section and elevation drawings for the glazed link between the historic mews and new extension that avoid clashes with the surviving characterful recessed round-headed panels around the window openings. (iii) The Applicant has not indicated any additional insulation within the roof construction. The Applicant is requested to consider how this can be accommodated whilst retaining the existing ridge and eaves height of the historic mews and submit 1:10 drawings. (This may require the lowering of the first floor).
