2. The developer shall comply with the following requirements of the Conservation Officer of Dublin City Council; c) The applicant shall submit the following architectural conservation details/revisions for the written approval of the Planning Authority prior to the commencement of development: i) Details of the proposed timber door to the front basement entrance. ii) Revised drawings showing the width of the new ope in the side wall of the return at basement level reduced by a further 300mm on each side. A downstand of 150mm shall be retained along the line of the original return wall. iii) A methodology and specification of the materials for the repair work to the original render, including the paint. iv) A revised drawing showing the flashing details on the rear elevation below the Wyatt window starting below 150mm the brick stringcourse on the rear elevation. v) Details of the proposed foundations for the new extension, ensuring that the historic walls of the house and the historic boundary walls are not compromised or undermined by the new extension. vi) Revised elevations showing brick in lieu of the render on the new extension, including details of the brick proposed. Flashing details to the historic boundary walls on each side of the property shall also be provided. Details of the coping shall also be provided. vii) Details of the existing foundations and proposed structural works at foundation level. viii) The height of the ceiling of the new ensuite and lobby on the first floor shall be set at a distance below the original ceiling level so that the cornice remains legible and the historic floor plan protected. ix) Details of the gate to the rear boundary including the operation of the gate. A drawing of the gate proposal to the rear at a scale of 1:20 shall be submitted prior to commencement on site. x) Confirmation on whether there are roof lights proposed to the rear return roof. Any new rooflights in a historic roof shall be conservation rooflights. Any new rooflights proposed within the historic roofs shall be conservation rooflights. Reason: In order to protect the amenity, setting and curtilage of the Protected Structure at No. 54 Palmerston Road, Rathmines and to ensure that the proposed works are carried out in accordance with best conservation practice.
