4. The development hereby permitted shall incorporate the following amendments: The southwestern side elevation of the new house shall have a minimum separation of 1.3m from the rear boundary wall of the existing houses on Ben Edair Road, and shall be set back insofar as required to ensure this. Revised drawings, plans and particulars showing this shall be submitted to the planning authority and written agreement obtained prior to commencement of development. Reason: To avoid and overbearing impact on the properties on Binn Edair Road and to allow the dwelling hereby approved to be constructed on undisputed lands in legal ownership of the applicant.
