3. Prior to the commencement of development, the applicant shall submit a revised set of drawings, for the written agreement of the Planning Authority to show the following amendments: a) The extension at first floor level shall be set back at least 1.0m from the party boundary with No.22 Newbury Grove, with the parapet over the extension to be kept as low as possible. b) Any new above ground floor window serving habitable space such as bedroom which is less than 11m from a party boundary shall either be permanently fitted obscure glazing to at least 1.8m above finished floor level or alternatively shall have clear glazing with louvres – with louvres slats applied to be angled and fixed so as to direct overlooking downwards towards the applicant’s own rear garden area. c) There shall be no additional fenestration at first floor level on the south elevation of the dwelling, the existing window can be repositioned as proposed. The applicant may consider the use of rooflights in lieu of the additional fenestration. d) Any proposed bedrooms or other room use following the above shall meet the minimum accommodation requirements set out in the 2007 Quality housing for Sustainable Communities national guidelines (as amended). e) Any WC or bathroom opes shall be permanently fitted with obscure glazed. Reason: To protect the amenities of the adjoining properties.
