4. The hereby approved Bedroom 3, to the rear of the subject dwelling, shall be redesigned to meet the minimum standards of the Quality Housing for Sustainable Communities: Best Practice Guidelines for Delivering Homes Sustaining Communities (2007). Prior to the commencement of development, the applicant shall submit amended drawings of the 1st floor side/rear extension for written agreement with the planning authority. Reason: To ensure a satisfactory standard of development.
