2. The applicant shall submit revised plans prior to commencement. The plans shall show the permitted dormer to be: (a) separated from the party boundary with neighbouring properties by no less than 500mm on each side (measured from the external edge of the dormer structure), (b) Set back from the rear wall of the house by at least 500mm, and (c) Its roof shall be set below the level of the ridge of the extant roof. Reason: To mitigate visual and other impacts to residential amenities.
