3. Before development commences on foot of this permission, details of the following matters shall be agreed in writing with the planning authority and the development shall be carried out and completed in accordance with the details agreed: (a) An additional high level window shall be created to serve the bedroom in unit no. B02.0004, to increase the internal area receiving daylight. (b) Details of the proposed planting strip and any screening of the balcony serving unit no. B01.G206 should be submitted, to ensure they do not negatively impact on the daylight the unit would receive. (c) Details of the proposed buffer planting strip between the proposed entrance to Block 3 and the terrace of apartment B03.0001 are required to ensure a more substantial buffer and reconfigured terrace, to ensure the private amenity space for this unit is usable and can function as an amenity for future occupants. Reason: To ensure adequate daylight for apartments and to ensure quality provision of defensible, private, amenity space, and efficient use of the site to maximise residential amenity.
