4. The proposed development shall comply with the following requirements of the Planning Authority: a) The design of the rear external stairs shall be amended to include appropriate screening of at least 1.8 metres in height to the boundary with no. 39 Wellington Road. b) The proposed north facing windows for the first floor WC, study and terrace, and at the second floor ensuite bathroom shall be glazed with permanently obscured glass. c) The roof of the lower ground floor extension shall not be used as a balcony, terrace or other form of outdoor amenity space. Prior to the commencement of development the applicant shall submit, for the written agreement of the Planning Authority, revised elevation drawings complying with the above requirements. Reason: To protect the residential amenities of adjoining properties.
