EXPP: PROTECTED STRUCTURE: The proposed works will consist of building a 24.5sq.m detached garden room at the rear of 132 Sandford Road (a protected structure). Except in the case of protected structures, these works are defined as Class 3 Exempted Development in Schedule 2 of the Planning and Development Regulations. The proposed works at the rear of 132 Sandford Road meet all of the conditions and limitations attached to building a Class 3 Exempted Development structure. The outlined works as shown on the enclosed drawings and maps are minor in nature and will not adversely affect the Protected Structure (house) at 132 Sandford Road. The proposed works are within the curtilage of the site but entirely separate from the house which is a Protected Structure. The proposed works will meet the necessary standards outlined in Section 5 Declaration for Protected Structures by the use of materials that harmonise with the external finishes of the Protected Structure (or any other conditions that the Planning Authority wish to include as part of the Declaration).
