2. The development hereby approved shall incorporate the following amendments: - The top of the proposed flat-roof rear dormer shall be set down below the ridgeline of the existing roof by a minimum of 100mm. Revised plans in respect of the above-mentioned amendments shall be submitted to, and agreed in writing with the planning authority, prior to the commencement of the development. In the interests of clarity, having regard to the discrepancy between the block plan and the other drawings, it is noted that the permitted dormer has a maximum width of 3.5 metres. Reason: To protect the visual amenities of the streetscape, and to comply with the standards set out in Section 5 and Table 18.1 of Appendix 18 of the Dublin City Development Plan 2022-2028.
