3. The development hereby approved shall incorporate the following amendments: a) The new half hip roof to the main roof and the hipped roof of the new first floor side extension shall both be omitted in their entirety. The existing main roof shall be retained as existing. b) With the omission of the new roof the proposed attic stair is no longer to be provided and the applicant is given two options – 1. To retain the proposed extension at its currently proposed dimensions and incorporate the attic stair area into the bedroom floor space, or 2. omit the area of the extension containing the stairs and provide a smaller bedroom extension. c) The roof over the new first floor side extension shall be either a flat roof as can be seen adjacent at No. 14 Dollymount Avenue or shall be a hipped roof continuing the slope of the main side hip of the roof as presently seen with the existing side extension. Development shall not commence until revised plans, drawings and particulars showing the above amendments have been submitted to, and agreed in writing by the Planning Authority, and such works shall be fully implemented prior to the occupation of the buildings:- Reason: In the interests of orderly development and the visual amenity of the streetscape.
