Description
. The proposed development shall be amended as follows: a) The proposed entrance to the dwelling and associated paths within the public open space to the west of the subject site shall be omitted. No opening or entrance shall be provided from the subject property to the public open space adjoining to the west whether or not that would be exempted development. b) The internal layout of the dwelling shall be amended taking into account the above requirement with the entrance to the dwelling to be provided to the front (north-east) elevation or to the side of the projection (subject to modification) allowing direct access to the car parking. c) To facilitate the revised internal layout, revised proposals may include further articulation to the western elevation including provision of additional windows openings, set-backs and provision of defensible space/buffer planting which shall not oversail, impinge or damage upon the public open space and the trees/vegetation within the space. d) A boundary fence/wall with a height of 1.8m – 2m shall be provided between the existing and proposed dwellings rear private open space. e) No boundary wall/fence shall be provided within the front garden/driveway between the existing and proposed dwelling whether or not it would constitute as exempted development under the Planning and Development Regulations, 2001, as amended. Prior to the commencement of development, revised proposals, shall be submitted to and agreed in writing by the Planning Authority. Reason: in the interests of residential and visual amenities, ecology, and sustainable development.
