5. Prior to commencement of development on site the applicant shall submit the following for the written agreement of the planning Authority; a) Revised site plan and floor plan which shows the proposed administration building reduced in length to ensure a minimum set back of 6m from the common boundary to the south. b) The proposed plant room within the administration building, and ramped access, relocated to the northern part of the building. c) Details of boundary treatments for the southern and western site boundaries. These should include: i) A reduced height acoustic fence (in full or part) and this mitigation measure shall be extended to include the southern site boundary, with an acoustic fence set back by a minimum 4m along this southern boundary. ii) Details of proposed planting between the proposed acoustic fence and the common boundaries for the southern side boundary which adjoins the residential property to the south, and the western site boundary onto Jamestown Road shall be submitted. Reason: To protect residential amenity of the existing dwelling to the south and to ensure sufficient space is available for planting to act as a buffer along boundaries of the site, and in the interest of visual amenity.
