4. The Applicant shall submit the following information for the written agreement of the Planning Authority (Conservation Office) in advance of the respective work packages commencing: a. Internal works Cornices: Updated 1:50 plan drawings to indicate existing cornices at 2nd floor level in the stair hall and rear NW room (to be subdivided into a bathroom and dressing room), and 1st floor level stair hall. b. New opes Ground floor dining room/former kitchen: new opening to form a bay window shall be reduced from 3200mm to 3000mm, to reduce the loss of historic wall fabric. Centre-line of the new opening shall be aligned with the centre of the room. Ground floor dining Room/former kitchen: Revised drawings that include the omission of the proposed new opening 3.6m wide and sliding Crittal style glazed doors, and the retention of the existing single timber panelled door into the dining room from the rear hallway. The CO will permit the enlargement of the existing opening between the main entrance hallway and the rear hallway, subject to the retention of a nib the same size as the existing nib on the left hand side/west of the hallway. If an additional single door opening is required from the entrance hallway into the new dining room/former kitchen, the CO recommends that this would be ‘handed’ relative to the existing panelled door (recommended to be retained). This would have a better relationship with the historic staircase and architectural character of the entrance hallway. c. Fireplaces/chimneypieces: Annotated drawings that clearly indicate where original historic fireplaces survive within the Protected Structure and where they are proposed to be removed, addressing the following areas in particular: Second Floor Level - confirm whether cast iron fireplaces survive in the northwest and southwest bedrooms, and if so, provide photographs of same; Provide a complete photograph of the cast iron in southeast bedroom with bay window. Revised drawing and room layout and en-suite reduced in size to facilitate the retention of the historic fireplace First Floor Level - confirm whether a cast iron fireplace survives in the southeast bedroom with bay window, and if so provide photograph of same. If the historic fireplace survives, submit revised drawing and room layout that retains the fireplace in situ, and retention of the cast iron fireplace in situ in the southwest bedroom also. (Insufficient justification has been provided for the removal of the historic cast iron fireplaces within the front bedrooms in the Protected Structure at first floor level, as the fireplaces contribute to architectural character of the Protected Structure and the rooms are large enough to accommodate ample high quality furniture and storage). Details of the making good/closure and ventilation of all chimneybreasts/flues where existing fireplaces/chimneypieces are being removed permanently and provide a salvage strategy for the fireplaces/chimneypieces that are to be removed.
