3. Modifications Before development commences on foot of this permission, the following details shall be agreed in writing with the planning authority and the development shall be carried out and completed in accordance with the details agreed. a) The applicant shall provide for additional fenestration on the north-facing side elevation, close to the front corner of the side extension, in order to better animate this visible frontage. b) The flat roof of the 2-storey rear extension shall be at level height with the existing eaves of the hipped roof – unless otherwise agreed with the Planning Authority. In default of agreement, the matter may be referred to An Bord Pleanála for determination and the development shall be carried out and completed in accordance with that determination. Reason: In order to clarify the details of the development being permitted and in the interest of proper planning and sustainable development.
