Description

PERMISSION:Permission for a Large-Scale Residential Development comprising amendments to the permitted Strategic Housing Development An Bord Pleanála Ref. ABP-310722-21 (as amended by LRD6010/22-S3), at a site c. 1.25ha, known as the Former Premier Dairies Site, at Finglas Road, Finglas, Dublin 11. The proposed development comprising of amendments to the permitted Strategic Housing Development under An Bord Pleanála Ref. ABP-310722-21 (as amended by Reg. Ref. LRD6010/22-S3) consist of the following:- Conversion of 27no. Studios to 27no. 1-bedroom apartments, together with consequential adjustments to the size of a further 3 no. of Studio's and 12 no. 1 bedroom units and also ancillary adjustments to the size of lift cores, including associated adjustments to elevations, including window and balcony positions and the entrance lobby areas to Blocks 1, 2 and 3.Reduction in size of 10 no. 2 bedroom apartments (Blocks 1 and 2). The proposed change of apartment unit type also results in minor adjustments to the external dimensions on the northern elevation of Blocks 1 and 2. The set back in the northern elevation of Blocks 1 and 2 has shifted approx. 414mm east. The overall length of Block 1 and 2 remains unchanged. The overall mix is being amended to 14 no. Studio's, 86 no. 1 bed apartments, 79 no. 2 bedroom apartments and 21 no. 3 bedroom apartments. The already consented Strategic Housing Development (ABP-310722-21), as amended by Reg. Ref. LRD6010/22-S3), at Merville Place, in summary continues to comprise 200no. apartments, a childcare facility (c. 212 sqm) and associated outdoor play area and residential management and amenity area (c.120 sqm) accommodated in 3no. blocks ranging in height from 5 to 6 storeys, and associated site development and landscape works. This application for the proposed amendments to the consented Strategic Housing Development ABP-310722-21 (as amended by LRD6010/22-S3), is a Large-scale Residential Development as defined under Section 2 of the Planning & Development Act 2000, as amended.
