3. The following elements of the development shall be revised as follows: a) The chimney element containing an internal staircase at the end of the rear return as proposed by way of the additional information submission shall be omitted. b) The proposed Garden Room (extension) as proposed by way of the additional information submission shall be omitted. c) The proposed bay window structure to the side of the rear return at basement level as proposed by way of the additional information submission shall be omitted. d) The w.c. at upper ground floor level of the rear return as proposed by way of the additional information submission shall be omitted. e) The applicant shall retain the small corner fireplace at ground floor level in the rear return. f) The applicant shall replace the existing external steps with proposed new external steel steps accessed via the original access way at upper ground floor. g) The applicant shall include the originally proposed new single storey bay window structure to the end of the rear return at basement level. Development shall not commence until revised plans, drawings and particulars showing the following amendments have been submitted to, and agreed in writing by the Planning Authority. Reason: In the interests of orderly development, residential and visual amenity.
