3. The developer shall comply with the following requirements of the Conservation Officer: a) The applicant shall submit the following architectural conservation details/revisions for the written approval of the Planning Authority prior to the commencement of development: i) Revised lower ground floor plan setting the northeast wall of the rear extension back from the rear elevation of the original structure to form a courtyard 3.5 metres in length and 3 metres in width, retaining the external connection of the rear room. ii) 1:10 details of the junction between the new extension and the rear elevation of the historic structure are to be submitted including proposed flashing details and the impact of the proposed extension on the window sill. iii) Samples of proposed finishes to the extension are to be agreed in advance of commencement of works to include the proposed brick and pointing mortar finish. iv) Revised upper ground floor plan omitting the proposed guest cloakroom to the rear room (Home Office/Study). v) 1:20 details of the proposed stairs linking the lower and upper ground floors including justification for the proposed stair design. vi) The extent of surviving sound historic plasterwork is to be confirmed, together with the extent of plaster to be removed and a specification for the proposed replacement lime plaster including any insulating materials to be incorporated. vii) A specification for the proposed cleaning work. It is recommended that cleaning be kept to a minimal i.e. a light steam clean. viii) 1:20 drawings of each window type, including any original historic survivals to adjacent structures that inform the proposed pane arrangements and joinery profiles. Details of proposed glazing is also to be provided, including 1:5 details demonstrating that historically-proportioned glazing bars can be provided with the proposed slimline glazing. The applicant shall be satisfied that any proposed slimline glazing conform to EU directives. ix) 1:20 drawings shall be submitted of the proposed new timber panelled front door, informed by historic research.
