3. The proposed development shall comply with the following requirements of the Planning Authority: a) The proposed first floor extension shall measure a maximum of 3.2 metres in length from the rear façade of the existing house and a maximum of 6 metres in height above the level of the rear garden. b) A glass balustrade or railing shall be provided in front of the glass doors serving the first floor rear bedroom. c) The roof of the ground floor extension shall not be used as a balcony, terrace or other form of outdoor amenity space. Prior to the commencement of development the applicant shall submit, for the written agreement of the Planning Authority, revised elevation drawings complying with the above requirements. Reason: To protect the residential amenities of adjoining properties.
