3. The proposed development shall be amended as follows: a) The hipped roof profile of the rear extension shall be replaced with a flat roof and parapet with a maximum height of 3.5m. The flat roof may incorporate rooflights to maximise daylight provision which may project above the parapet subject to scale and appearance. b) The revised roof profile and rear elevation to the single storey extension shall consist of high quality and robust materials. c) The finish to the roof and elevations of the first floor level extension to the rear of the two-storey rear return shall incorporate high quality contemporary materials finish such as zinc, timber or other appropriate materials to provide a transition in materials between the Protected Structure and the new extension. d) The rooflight within the northern roof plane of the rear two-storey return shall consist of a conservation grade rooflight. Prior to the commencement of development, revised plans, sections and elevations alongside any supporting documentation shall be submitted to and agreed in writing by the Planning Authority. Reason: To protect the character and integrity of the protected structure and in the interests of visual amenity of the area.
