3. The proposed development shall be amended as follows: a) The two windows on the side elevation of the proposed two storey extension shall be omitted. b) No element of the proposal including roof eaves projections and any rainwater goods shall overhang the party boundary. A truncated/sheared gable projection may be considered (but excludng a parapet) or alteranatviely the applicant could consider reducing the extension to the side in order that the eaves overhang shall be fully contained within the site boundary. c) The projection of the proposed extension to the front of the dwelling shall be reduced to 1.5m as measured externally including roof overhang. d) The proposal shall be finished in pebble/wet dash to the front at first floor level and to the side of the property to match the existing dwelling and the surrounding streetscape. Development shall not commence until revised plans, drawings and particulars showing the above amendments have been submitted to, and agreed in writing by the Planning Authority. Reason: In the interests of protecting the residential amenities of the neighbouring dwellings by protection of outlook and avoidance of an overbearing impact.
