3. Amendments to be agreed in writing: • The side extension shall be revised as follows: i) The proposed half hip, gable ended roof profile to the side extension shall be replaced with a hipped roof profile which matches the profile and eaves height of the main roof structure, which the ridge line set down proportionately. The internal layout may need to be revised to accommodate the revision to the roof structure. ii) The window on the front elevation of the side extension shall be revised to match the cill and head height of the existing windows on the front façade. iii) The front elevation side extension shall comprise a pebble dash finish to match to existing. • The first floor rear extension shall be revised to have a maximum external height of 5.8 metres and an external length of 3.5metres. • The ground floor rear extension shall have a maximum external height of 3.2 metres. • The rear facing dormer window shall be revised as follows: i) The dormer shall have a maximum external width of 2.4 metres and shall be fully contained within the rear facing roof plane; ii) The dormer shall be setback at least 1 metres from the eaves of the main roof structure; iii) The external walls of the dormer shall be of a similar colour (or tiles/slates) to the existing roof finish; iv) All fascia/soffits; rainwater goods, window frames glazing bars shall be finished in a dark colour so as to blend with the existing roof. Any downpipes shall be located on the side dormer’s rear elevation. Development shall not commence until revised plans, drawings and particulars showing the above amendments have been submitted to, and agreed in writing by the Planning Authority, and such works shall be fully implemented prior to the occupation of the buildings:- Reason: In the interests of orderly development and visual amenity.
