3. The proposed development shall be amended as follows: a) The two-storey extension to the rear shall be finished with a palette of materials predominantly of brick and shall incorporate a recessed brick area to match the development to the adjoining site under Reg. Ref. 4475/22. b) The windows at first floor level to the northern (side) elevation shall be permanently fitted with fixed opaque glazing panels. c) The ventilated refuse room for storage of waste and bins shall be repositioned adjacent to the northern boundary to provide a separate external access onto Clontarf Park. All goods or refuse associated with the operation of the restaurant shall be stored within the curtilage of the premises and be concealed from public view. No waste/bins shall be stored to the front of the property. Prior to the commencement of development, revised plans, sections and elevations taking into account the above, shall be submitted to and agreed in writing by the Planning Authority. Revised drawings shall include the proposed advertisement to the front of the property. Reason: In the interests of orderly development and the visual amenities of the area.
