3. The proposed development shall be amended as follows: (a) Blocks F and G shall be reduced in height to eight storeys, by the omission of the eighth and ninth floors. (b) Block H (the western element) shall be reduced in height to eight storeys, by the omission of the eighth and ninth floors, and (the eastern element) shall be reduced in height to ten storeys, by the omission of the tenth, eleventh, and twelfth floors. (c) Block E (southern building containing 12 number units) shall be omitted from the scheme and the resultant space landscaped as public open space. (d) Vertical privacy screens 1.8 metres in height shall be provided to all adjoining terraces and balconies. (e) The proposed commercial and retail and café units shall be omitted from the scheme and any future use of the associated space shall be subject of a separate grant of planning permission. Revised plans and particulars showing compliance with these requirements shall be submitted to, and agreed in writing with, the planning authority prior to commencement of development. In default of agreement the matter(s) in dispute shall be referred to An Bord Pleanála for determination. Reason: In the interests of visual and residential amenity and in the interest of consistency with the zoning objective for the site.
