The proposed development comprises the following: i) Demolition of the existing 1-2 storey light industrial warehouse building on the site (c. 727 sq.m) and the removal of the existing brick boundary wall fronting Richmond Lodge and steel fencing fronting Convent Avenue. ii) Construction of a 3-4 storey residential development comprising 37 no. 1 bed apartment units in a single block ranging in size from 51.8 sq.m to 53.5 sq.m. iii) All units are intended to provide housing for independent living for older residents (60 years plus). iv) Pedestrian access and egress to the development will be from Convent Avenue. v) The development also proposes c. 231.38 sq.m communal amenity open space as 2 no. landscaped terrace areas at 3rd floor level (c. 59.27 sq.m and c. 172.11 sq.m respectively), a communal room for resident use (c. 54 sq.m) at 3rd floor level, office room (c. 10 sq.m) at ground floor level, balconies and terraces associated with individual apartment units, associated secure bicycle and bin storage, removal of existing substation and provision of a single ESB substation, switch-room, water tank room, hard and soft landscaping and all other associated site works and services above and below ground on an overall site area of c. 1270 sq.m.
