Description
EXPP: PROTECTED STRUCTURE: A single storey E-House (electrical house or power-house, which are walk-in assembled outdoor enclosures to house low to medium voltage switchgear and secondary electrical equipment), to rear of the above described site, which will have the following features: 14,630 x 3,460mm single storey 52m² steel structure (prefabricated), metal cladded and insulated to meet current relevant regulations and technical requirements, fixed onto a purpose-built reinforced concrete base slab. To be located to the rear South-East corner of the site, using a former parking area at the far back of the site towards Prebend Street, with has a sizeable drop in level to that street, so could not be appreciated from that street (which is, by the way, privately used by residents only of the residential apartments onto Constitution Hill). It is to be painted/powder coated with similar colour as the newly adjacent ESB substation, in order to reduce any visual impact. Installation and Setting Up: The installation on site and the setting up of works must be carried out always maintaining reasonable distance from the Protected Structure and its ancillary buildings and installations, in order to prevent any possible damage to the listed building. It is recommended that a minimum distance of 20m from the protected building should be observed at all times. If less would be required, agreement should be sought with Dublin Bus and the Professional in charge of the works. Materials delivery and storage: Once installation and setting up has been implemented, delivery and storage of materials should be organised and planned reasonably in advance and its movements and placed of storage be established so that no damage is caused to the protected structure as well as no disruption to its operation. Site Maintenance and Site Works: The Site is to be maintained in a tidy and organised manner at all times, so not to provide any context for detrimental effects for either the main Protected Structure or its curtilage. Existing Stone Boundary Wall: Although the existing stone wall that forms the south boundary of the site is not part and it is not proposed to be modified in any way by this Proposal, care is to be taken and protection is to be provided during works so as to prevent any damage to any part of the said stone wall. Once works would have been finalised, all protection is to be carefully removed and area thoroughly cleaned, before hand-over. Concrete Slab: The concrete slab will serve as a base where to fix the steel structure of the E-House and is to be constructed as per Structural Engineer's details and specifications. It is worth noting that the proposed slab is to be constructed in an existing fully concrete paved external bus yard. It would be the only element of the Proposal that might be considered to have a more permanent quality. However, it is to be so designed as to provide a reasonably easy and clean removal as possible (having consideration to its nature). No part of that concrete slab is to affect the existing stone wall or its foundations in any way. Steel Structure: Steel structure to be constructed Structural Engineer's details and specifications, will be fully removable and is considered to be fully reversible. In any event, care is to be had in its installation so that the existing boundary stone wall would not be affected by it. Also, no amount of anti-corrosive paint to be applied can damage the said stone wall during construction. Cladding: The steel structure is to be cladded externally with selected metal and in order to minimise any visual impact and to be consistent with was approved on the application ref. N°3435/22 for the new ESB Substation which is to the front of the site, the new E-House is to be painted with similar RAL 5008 Grey Blue colour. No spillage is to be allowed while painting. Finishes: Roof and rainwater goods are to be also in aluminium, painted with matching colour as described above. Hand-over: Works are to be received by Client once properly finished, together with site cleaned and demonstration that no damage has affected the protected structure or the boundary stone wall.
