Description

EXPP: Portobello Harbour Apartments are located on Grove Road, Dublin. A pitched roof covers the complex. The roof build-up comprises grey interlocking concrete tiles (now bleached by the sun), on timber battens, on sarking felt, on timber rafters. The rear pitch of this is at circa 40 degrees and there are no issues, but the front pitch (Canalside) is only at circa 15 degrees on the rafter. This is beyond the design limitations of the original concrete tiles and is resulting in water ingress issues across the development. Our proposal is to install a new roof build-up which is to be finished with a specialised, low-pitched slate - Redland Cambrian Interlocking Slates in Slate Grey (details appended). The proposed material change would have very little impact on the overall appearance of the building and would, in our opinion, enhance the appearance. The overall ridge height would not change.
