3. Prior to commencement of development, a revised set of drawings shall be submitted to and approved in writing by the Planning Authority, to show the following amendments. a) The first floor layout shall be amended to show one bedroom only and a bathroom and small study/store if so desired. The bedroom shall be at least 13 sqm. b) No windows shall be located at first floor rear elevation which would directly overlook the rear garden of number 54 Durrow Road. c) Any windows to bathrooms, at first floor level, shall be fitted with obscure glazing. d) A landscaping plan shall be submitted for the western elevation of the property to show what proposals are being put in place to screen the private amenity space of the new dwelling. Any planting proposed shall comprise of semi-mature hedging, to an appropriate height. Details to be agreed. Reason: In the interest of residential amenity.
