3. The development shall be revised as follows: • The roof of the first floor side extension shall be replaced with a hipped roof profile on both the front and rear roof planes which matches the profile and eaves line of the main roof structure. • The rear facing dormer window shall be revised as follows: i) The maximum external width of the dormer shall be 1.6 metres; ii) The dormer shall be offset at least 500 mm from the shared side boundary with No. 47 Lavarna Grove; iii) The dormer shall be fully contained within the existing rear facing roof plane and shall not over sail the hip line of the main roof structure; iv) The dormer shall be setback at least 1 metre from the eaves of the main roof structure and setdown at least 250mm from the ridge line; v) The external walls of the dormer shall be of a similar colour (or tiles/slates) to the existing roof finish; vi) All fascia/soffits; rainwater goods, window frames glazing bars shall be finished in a dark colour so as to blend with the existing roof. Any downpipes shall be located on the side dormer’s rear elevation. Development shall not commence until revised plans, drawings and particulars showing the above amendments have been submitted to, and agreed in writing by the Planning Authority, and such works shall be fully implemented prior to the occupation of the buildings. Reason: In the interests of orderly development and visual amenity.
