EXPP: PROTECTED STRUCTURE: Reconversion of the current hot press, back to a toilet on the second-floor return. New window a. As noted, the original window was uncovered, which is the same size as the window below and located in the kitchen area. b. The original window was removed including the cill. c. From the previous works undertaken under planning application ref 2349/17, the existing return is constructed in bricks with lime mortar, typical of this period, and the external render was replaced when the toilet & then new sunroom added. d. It is proposed to remove the brick work that was used to block up window opening. e. The return was replastered when the window was removed & will be retained and the existing widow opening will be carefully cut to avoid / minimise unnecessary patching. f. A matching cill will be found and inserted, with a newly manufactured sliding sash with matching details as the existing window below, glazing beads, horns etc. g. All areas to be made good using conservation techniques & materials inside and out. 2. New wall coverings a. Internally, the walls are existing lime-based plasters, and these will be retained except for the following: i. 'Calsitherm' board used to offer some additional insulation to the external walls only. The room dimensions are extremely tight & a board circa 25mm will be used. This will be internally plastered in accordance with the manufactures specifications. ii. A small area of tiling will be applied to the rear of the basin & toilet as shown. This is to protect the existing timber stud wall to the main bathroom. iii. The remainder of the walls will be protected and made good as required for the insertion of the windows, toilet & basin and associated services. iv. Skirtings will be in tiling to match the floor & limited wall tiling. 3. New Toilet a. The external drainage system was replaced with modern type Upvc, Wavin or similar. There are separate pipes, one for foul & one for rainwater but these join underground into a combined system, again typical of the period of construction. b. As noted, the walls are solid brick with external render. The pipe runs for the toilet and the basin will be cored to avoid undue damage to the external render or wall & connect into the vertical waste pipework. c. All making good using best conservation methods will be used throughout. 4. New flooring a. The existing floor is timber boards and as this was previously used as a toilet and there are still services running vertically, the floor is loose in places with missing sections. b. It is proposed to secure & replace any missing section with like for like flooring. Over this, a suitable tile floor boarding will be used and screw fixed to allow for future removal if required. Flexible adhesives and grouts will be used with new selected tiling. c. The existing door saddle will be protected & retained. 5. Protection a. Door i. The door & architraves inc door saddle will be retained, and any servicing of hinges or locks undertake with their replacement where possible. ii. Door, frame & architraves will be redecorated. b. Walls i. As noted, all internal walls in this area to be retained & not stripped or replaced with modern plasters. ii. Note additional layer on the external wall only. iii. All other areas made good using like for like lime-based plasters. c. Internal areas i. All areas outside this toilet will be protected and no works to occur. ii. All period features, in areas providing access to the works to the toilet room, i.e. doors, stairs etc., will be protected, i.e. floors, walls, doors, balusters etc. d. External areas i. All external areas that are not cored or opened up for the new window will be protected & any opening up will be undertaken in a skilful manner to minimise making good or patching, i.e. when the works are completed, it will be hard to notice that the reinstatement of the toilet was undertaken. ii. As with the internal areas, all access routes will be protected to avoid damage to the period features.
