4. The following requirements of the Archaeology, Conservation & Heritage Department shall be strictly adhered to: b) In advance of work commencing on site, the applicant shall submit revised drawings to show the following required revisions to the Planning Authority for their written agreement: i. The proposed new glazed and embellished front door is considered to be inappropriate from a conservation standpoint and shall be omitted from the proposal. Any new replacement doors shall be accurately based on original doors found along the terrace, for instance as evidenced at No. 45 and No. 47 Drumcondra Road Lower. ii. The applicant shall submit a full scope of works, specification and conservation methodology for the proposed repointing works. The applicant shall prepare and submit to the Conservation Officer a record drawing cross-referenced where required to marked-up photographs of the brick façades of both buildings to record the condition of the brickwork and any repairs required. The applicant shall identify by inspection of the façade for any remnants of original pointing to inform the appropriate re-pointing method for the building based on remnants observed. The building join with the adjoining buildings will require special attention in the re-pointing works. If sound original wigged pointing and colour wash is retained to the façades, this shall be retained and protected. iii. The Conservation Officer shall be given the opportunity to inspect the brick façades prior to construction works commencing on site in order to identify brick pointing defects at close quarters and to agree a preferred solution to any brick pointing repairs commencing, which shall be led by best conservation principles. Samples of materials and site exemplars of site workmanship shall be provided for inspection by and written approval of the Conservation Officer in advance of the works commencing. The applicant shall submit details of five recent examples of specialist brick re-pointing works carried out by the proposed contractor on protected structures of similar architectural significance in Dublin and associated references to ensure that the contractor has the requisite expertise for these works. iv. The proposed storage unit shall be omitted from the front garden of the Protected Structure. Should a storage unit be required, it may be located within the rear garden of the Protected Structure, which retains direct access to the rear lane. v. The proposed Air Source Heat Pump (ASHP) shall be omitted from the roof of the extension and relocated to an alternative location within the rear garden. vi. In order to ensure that the materials, coursing, joint details and method of repair will be sympathetic to the character and respect the curtilage of the Protected Structure, a full drawing survey including photographic record of existing boundary walls and detailed schedules of any repair and reinstatement works to the original walls should be fully detailed and submitted to the Planning Authority for their written agreement in advance of works commencing. A method statement for the raking out and re-pointing of the stonework and associated repair details are to be provided. Details of the historic stone coursing, sizes of stone as well as mortar composition and colour are to be provided. Full details of any proposed new element, such as toothing-in and repair work that shall be required. All new elements will match the historic wall. Site exemplars for the removal of pointing, raking out, cleaning, patch repairs, re-facing, repointing and reconstruction of the boundary walls shall be agreed on site with the Conservation Officer prior to works commencing. The applicant shall submit details of five recent examples of specialist brick re-pointing works and reinstatement of historic boundary wall works carried out by the proposed contractor on protected structures of similar architectural significance in Dublin and associated references to ensure that the contractor has the requisite expertise for these works. vii. The applicant shall submit a conservation specification and methodology for the proposed repair work to the front boundary including railings and granite plinth if so required. viii. The proposed dry lining shall be omitted from the principal rooms within the Protected Structure. (i.e. from the Entrance Hall, Bedroom 4 / Home Office, Bedroom 3, Bedroom 1 and Living Room). In principle, the only product that has the requisite hygroscopic and breathability characteristics for use with traditionally constructed masonry walls is a calcium silicate board and internal renders such as cork lime, hemp lime or clay lime etc. and the use of this material shall be limited to rooms where no historic features exist such as within the rooms of rear returns / within attic spaces / within basement rooms. The applicant shall submit revised drawings that show that should dry-lining be required, that calcium silicate boards only will be applied to the inner walls of the rear return only.
