2. Prior to commencement of development the applicant shall submit, for the written approval of the Planning Authority, a revised site plan at 1:200 scale which clearly illustrates the total permeable parking surface area to the rear, the proposed hardsurfaced terrace area and the proposed landscaping for the remainder of the rear garden. The parking area should be kept to a minimum and the remainder of the rear garden, minus the proposed terrace, should be landscaped with soft landscaping. Reason: In the interest of clarity and to ensure a high level of residential amenity.
