4. Prior to the commencement of development the applicant/developer shall submit, for the written agreement of the planning authority, revised drawings which comply with the following requirements of the planning authority: a) The rear garden of the existing dwelling at No. 22 Sandymount Castle Park shall be increased in order to provide 60 square metres of private open space to the rear of the house and the boundary of the proposed new dwelling adjusted accordingly. b) The area between the proposed in-curtilage car parking and the front of the proposed dwelling, save for the access route to the dwelling as shown on the proposed site plan drawing (Dwg. No. 3643/14-RevC), shall contain grass/soft landscaping. c) The ridge of the roof of the proposed dwelling shall not exceed 4.5 metres in height above ground level. d) The southern end of the roof of the proposed dwelling shall be hip-ended and at a pitch to match the front and rear roof slopes of the house. Reason: To ensure an adequate standard of residential amenity and to protect the residential amenity of adjoining properties.
