6. The developer shall comply with the following Planning requirements of the Dublin City Council Conservation Department: h) The applicant shall provide the following information for the written agreement of the Planning Authority in advance of the works commencing: i. A drawing to indicate where the basement kitchen ventilation exits the enclosure to reach fresh air. ii. The position of the dumb waiter in the formal dining room RG06 shall be reconsidered, so that the fixed furniture in which it will be located responds sympathetically to the ground floor dining room arrangement (rather than to suit the basement kitchen equipment) and revised drawings submitted to reflect this. iii. The proposal to install underfloor heating throughout the house is not supported and shall be omitted and details of an alternative heating method shall be submitted. iv. The proposal to replace all floors with new engineered timber floor boards is of concern. The applicant is requested to submit a detailed record of all existing flooring and its provenance following the stripping out of carpets/other finishes, and an assessment of the survival of historic fabric beneath the existing coverings, and the suitability of its reuse in the proposed works. The Conservation Officer shall be invited to visit the building when the soft strip has been completed and floors are available for inspection. v. All proposed insulation/dry lining of the party wall in upper bedrooms shall be omitted. vi. Fireplaces: Details of final choice of replacement fireplaces and the routing of a gas supply to same where required. vii. Wall and ceiling plaster: Correction of anomaly between Drawing A-P-016 which indicates surviving plasterwork to the first floor Room R104, whereas the colour coded reflected ceiling plans indicated on drawing A-P-014 indicates a plasterboard ceiling in this room. viii. The Conservation Officer shall be invited to inspect the Protected Structure when historic plaster finishes to walls and ceilings are exposed following removal of plasterboard linings, and applicant shall submit a drawing where conservation repairs to wall and ceiling plaster and cornices are proposed. ix. Detailed drawings of any proposed excavation depth and underpinning requirements. x. Brickwork: In advance of works commencing on site, the Conservation Officer shall be given the opportunity to inspect the historic façades prior to the raking out of the brick pointing when any additional defects can be identified at close quarters. xi. The applicant shall submit a specification for the proposed cleaning work as well as samples of same. xii. Site exemplars for the raking out, cleaning, patch repairs, re-facing and repointing for the buildings shall be agreed on site with the Conservation Officer prior to works commencing. xiii. In advance of the repointing works commencing on site, the applicant shall prepare and submit to the Conservation Officer a conservation methodology for their written agreement, the proposed removal of the defective pointing that shall be of minimum intervention, in order to prevent undue damage to the Protected Structure. The applicant shall submit a record drawing, cross-referenced where required to marked-up rectified photographs of the brick façades to record the condition of the brickwork and any repairs required, prior to commencing the re-pointing works. The applicant shall identify by inspection of the façade for any remnants of original pointing to inform the appropriate re-pointing method for the building based on remnants observed. Reason: To protect the character, integrity and setting of the protected structure and to ensure that all works are executed in accordance with best conservation practice with no unauthorised or unnecessary damage or loss of historic building fabric.
