3. The development shall be revised as follows: a) The hipped roof over the side extension shall be set back behind the main roof structure proportionally to match the set back of the first floor side extension; the roof of the side extension shall maintain the angle of the existing roof pitch and the proposed front eaves line shall be no higher than the existing front eaves line. b) The dormer window on the rear facing roof plane shall fully contained within the rear facing roof plane and set down at least 200mm from the existing ridge line and shall not over sail the existing roof structure. c) The dormer shall be offset at least 1 metres from the existing eaves and at least 500mm from the adjoining side boundary. d) The external walls of the dormer shall be of a similar colour (or tiles/slates) to the existing roof finish. e) All fascia/soffits; rainwater goods, window frames glazing bars shall be finished in a dark colour so as to blend with the existing roof. Any downpipes shall be located on the side dormer’s rear elevation. Development shall not commence until revised plans, drawings and particulars showing the above amendments have been submitted to, and agreed in writing by the Planning Authority, and such works shall be fully implemented prior to the occupation of the buildings:- Reason: In the interests of orderly development and visual amenity.
