The front external wall of the two storey side extension is to be set back further from the front elevation of the existing dwelling and the ridgeline of the roof to the two storey side extension will be lowered. The single storey garage is to be set back further from the rear elevation of the two storey side extension.The two storey side extension is to be set back further from the existing front elevation of the dwelling due to the presence of an existing inspection chamber to a public sewer that has been discovered on site and cannot be relocated due to the location of the existing boundary wall and gate adjacent to the highway to the front of the site.The rear elevation of the attached garage is to be set back further than shown on the approved planning application to enhance the feature of the natural sandstone quoins to the corner of the external wall to the two storey side extension.
