We are looking at doing a small extension from the side of our property over our driveway to make our kitchen bigger. It's will be approximately 3m wide x 4.5m long and 3m high giving a floor area of 13.5m2.We have a structural engineer ready too calculate the steel as and when required.There will be no windows on either side of the extension, only a roof lantern on the flat roof.Do we need planning permission?After talking with our future builder who has assured us the build should fall under permitted development, however looking on the online portal, I cannot see a unanimous answer but only a vast amount of contradiction.Would it be possible to give me a clear answer and/or indication on what I would need to do next?
