Non Material Amendment to Planning Approval 0/46103 (Variation of conditions 1, 3, 5, 6, 9, 11 & 12 of planning consent 0/44079 (Demolition of Existing Building and Residential Redevelopment - Phase 1), to allow the demolition of the former buildings prior to approval of the reserved matters and to include details of the matters which have been approved under pre-commencement conditions 5 (drainage scheme), 6 (bat mitigation scheme), 9 (construction traffic management plan), 11 (asbestos survey) & 12 (construction method statement). to re-position the bin store within the site and move it back from its current 'as built' position by a minimum of 300mm in order to take it out of the visibility splay; Reduce the width and increase the length of the existing bin store to allow it to be repositioned within the available space between the visibility splay and the 5 no. parking spaces at the front of the site; Lower the finished height of the existing stone wall to the north-east of the existing access , if required (including cock & hen capping stone) to a maximum of 600mm to allow drivers to see over the top of the wall when positioned in a vehicle exiting the site; Re-position the existing wall to the north-west of the existing access in order to take it out of the visibility splay; Re-position the existing place name road sign further into the site in order to take it out of the visibility splay; and Provision of soft landscaping between the repositioned bin store and the stone wall.
