Conversion of existing double garage to home gym/occasional guest bedroom with ensuite WC/Shower room. A new set of sliding doors will be added to the southern wall of the garage (rear of building) for access allowing for the double garage doors to be internally blocked off with insulated stud walling or block walling as per building regs. A doorway will be opened between the adjoining lounge room and the garage conversion through the internal wall. The existing concrete garage flooring to be removed and re-laid, or floating wooden flooring to same level as adjoining house floors, and insulated in compliance with building regulations. Drainage to be installed for the ensuite WC and shower room. All existing plumbing and electrics to be altered to suit, including moving the electric consumer unit to an inset wall mounted, external box to comply with building regulations. This conversion will allow for a minimum of four car parking spaces to be retained externally.
