Description
We consider that a Lawful Development Certificate should be granted for this proposal because the works fall within permitted development rights, under Schedule 2 Part 1, Class B of the GPDO. The property is a lawful single dwellinghouse with no known restrictions on its permitted development rights. The proposed loft extension, which includes a rear-facing dormer to facilitate an additional bedroom, complies with all relevant criteria: it does not exceed the height of the existing roof ridge, remains within the allowable volume increase, is set back appropriately from the eaves, uses materials of similar appearance, and does not include any balconies or raised platforms. The proposal does not involve a change of use and solely enhances internal accommodation. As such, the development is lawful and planning permission is not required
