Application pursuant to Section 96A of the Town and Country Planning Act for non-material amendments to reserved matters approval for Plot 13 with reference 18/6337/RMA (as amended by 20/1209/NMA dated 24th September 2020, 20/5693/NMA dated 1st April 2021, 21/5982/NMA dated 12 August 2022, 23/0621/NMA dated 9 March 2023, and 23/5027/NMA dated 19th January 2024), pursuant to Section 73 planning permission F/04687/13 dated 23 July 2014 for the redevelopment of the Brent Cross Cricklewood Regeneration Scheme. The following changes to the internal layouts are proposed: Amendment to the unit mix (1no.studio becoming a 1 bed unit in Plot 13S); Rearrangement of the 34no. M4(3) units and addition of 4no. further M4(3) units; Removal of the nursery from the ground floor, adjustment to community facility and residual space to provide flexible A1/A2/B1/D1 unit, and internal reconfiguration to respond to addition of a secondary egress from the basement and the provision of internal corridors. The following amendments to the ground floor frontages and other elevations are proposed: Introduction of facias panels and awnings above the shopfronts, and the introduction of a canopy above the residential entrances. Changes to retail door positions and provision and location of egress doors on the north west and north eastern façades as well as amendments to the pier size and position; Amendment to the retail elevations, balcony railings and the addition of external canopies added to residential entrances; Entrance off High Street shifted west and widened. Minor additions including the provision of louvers and amendment to the location of inlets; Removal of the external lift to podium; Changes to residential windows to top hung windows. The application also proposes the deletion of Condition 18 and corresponding Informative 7 as a result of the removal of the nursery. Update to the description of development to include Class B1 in the uses for the flexible retail units.
